Renovations in Rotherhithe, SE16
Kitchens, bathrooms and full-home renovations across Rotherhithe — the Docklands-era housing around Surrey Quays and Greenland Dock, the riverside blocks along Rotherhithe Street, and the older terraces around Albion Street.
What we are working with in Rotherhithe
Rotherhithe has an unusual housing mix because most of it was built or rebuilt in two distinct bursts: the Victorian period, and the 1980s Docklands regeneration.
1980s and 1990s Docklands housing
The low-rise housing around Surrey Quays, Greenland Dock and Rope Street is the defining stock here, and a good deal of it is non-traditional construction — timber frame, or blockwork with lightweight partitions. This matters twice over. An internal wall may be structural even when it sounds hollow, so nothing should come out before it is checked. And a wall-hung basin, a heavy mirror cabinet or a run of wall units needs proper noggins behind the board rather than plasterboard fixings.
Riverside conversions and blocks
The buildings along Rotherhithe Street include both genuine warehouse conversions and purpose-built blocks that resemble them. Both are leasehold, and both tend to have active managing agents with consent processes, working-hour restrictions, goods-lift booking and sometimes a deposit against communal damage.
Victorian terraces
The older streets around Albion Street and St Marychurch Street are solid-brick terraces on the same pattern as the rest of inner South London: no cavity, shallow original joists, and chimney breasts that are often carrying more than they look.
Ex-council estate housing
Concrete floors and no service voids, so new pipework and cabling has to be planned into the layout rather than threaded in afterwards.
Permissions and constraints in Rotherhithe
Rotherhithe is lighter on designations than Bermondsey, but the leasehold and construction constraints do more of the work here.
Conservation areas
St Mary's Rotherhithe conservation area covers the historic core around the church, the Thames Tunnel shaft and Albion Street. Inside it, elevation changes and window replacement need consent, and the bar on materials is higher.
Article 4 directions
Southwark has Article 4 directions that remove some permitted development rights, most relevantly around converting a single home into a shared house. Worth confirming before a layout is designed around letting rooms separately.
Leasehold and managing agents
In the riverside blocks this is usually the binding constraint rather than planning. Expect to need written consent for layout changes, and expect the lease to have something to say about hard flooring, wet rooms and the hours trades can work.
Floor build-up and soil stacks
Moving a bathroom in a flat is limited by where the soil stack is and how much floor depth is available to get a fall on the waste. In shallow floor zones this is the detail that decides whether a relocation is possible at all.

Rotherhithe renovation FAQs
Can I take out an internal wall in a 1980s Rotherhithe house? +
Not before it has been checked. Much of the Docklands-era housing here is timber frame or lightweight blockwork, where partitions that sound hollow can still be structural or can be providing racking resistance. A structural engineer's check is quick and it is the difference between a straightforward opening and a serious problem.
Why do wall-hung fittings need extra work here? +
Because lightweight partitions will not hold them. A wall-hung WC or basin, or a full run of kitchen wall units, needs timber noggins or a steel frame fixed back to the structure before the board goes on. It is planned at first fix, which is why the layout needs settling early.
What will the managing agent want to see? +
Typically a scope of works, evidence of public liability insurance, method statements for anything noisy or wet, and confirmation that notifiable electrical and gas work is going through registered trades. Allowing time for that approval in the programme is the main thing.
